Our products are generally designed more for more experienced Investors and Borrowers who are busy capitalizing on the rapidly growing Rental Markets in California and throughout the USA. They are seeking real-time loan solutions in a demanding Housing market with tight closing timelines. Investors need experienced, “Value Add” Mortgage Experts, their Lending team, and Network of resources to explore solutions and to help organize Investment loans today.
Banks look deep into recent and future earnings of all Borrowers, so good Documentation, Liquidity, and detailed Loan teamwork needs to occur. Our Borrowers often seek Loan Solutions with less Documentation and timelines. We get that!
What is the latest to qualify for a California Rental Home Loan?
Generally, most of our Investment Loans occur in California. We do lend Nationwide, with a few state exceptions. The current California Home Rental market is running strongly, with Lenders generally qualifying Borrowers at up to 85% + Loan to Value using Full Loan Documentation or Limited Loan Documentation Products. Often we see A+ Credit and typically credit scores of over 720. Cash Out Loans are available and Rates have dipped.
The more liquid reserves and long-term job/income stability, the better in the current lending markets. They typically will want to review your primary home loan too.
We also offer California Rental Home Loans that are using Bank Statements or Debt Service Coverage Ratios (DSCR) as income documentation to qualify for both a Investment Purchase and Refinance.
Our Rental Loan and Secondary Home Loan Products:
We use FNMA, Non-QM loans or DSCR Rental Loan options for A Borrowers in California with very attractive pricing on Solid Borrower profiles in today’s low-rate environment. Many of our Rental loans and even Secondary Home Loan products offer amazing 30-year Fixed Rate Loans or even Interest only loan features. Some loans list no employment on the Loan application and just use Rental Income.. That is great News for Real Estate Investors!!!

Note: Residential Rental Loans typically close in 21-45 days, not 3 MONTHS. Lenders will require full appraisals and often Rental Income Surveys. Detailed information on current employment, reserves and continued income stability are still very closely looked at by banks. The more the better.
Rental/Investment Loan Products:
- Outside of California we offer Solid, Aggressive Rental and Bridge Loan financing on single and multiple properties of many types. (No primary residences)
- We offer Debt Service Coverage Ratios (DSCR) Loans- Typically No Employment needed on 1003. Glad to review DSCR details.
- Cash out is common and acceptable.
- Lending is solid for Non-Rural, Investment Property Loans over $200,000 and we can do them in any volume, typically.
- Most of these loans are about 65-70-80% Loan to value and vary in pricing from Low FNMA Loan Rates to a slightly higher Non-QM Loan rate.
- There are no point loans out there, however for Cash Flow, “Borrower Paid” Loan options where the Borrower pays the fees seems more common. Borrowers take today’s low rates. Prepays are becoming more common for first 3 years if someone is holding the loan they get.
- Non-QM Rental Loans can use 12 or 24 Month Personal or Business Bank Statements (over 700 score). One or the other.
- Jumbo Rental loans of all types, Units ok!

- Minimum FICO score 700 + and clean 4 year plus history.
- Properties considered leased if the lease term is 9-24 months (Between Unrelated parties-Arm’s Length)
- Experience-Owns Primary-
- Min SF sq. footage requirements SFR 700 sq. ft. 2-4 units-400 sq. ft. per unit
